- Obtain all relevant Authority, Property & Building Information;
- Due diligence on Site, Planning Overlays, Schedules and Rescode requirements;
- Development Assessment Report with recommendations for best use;
- If suitable for development, an obligation free client meeting is held to discuss the development opportunity and scope of engagement.
⬇ Concept Design
- Architectural layout drawings noting council boundary setback requirements and general internal room sizing;
- Concept Floor plans, Elevation, material and orientation review;
- Finalize concept to proceed to Town Planning drawings
⬇ Town Planning
- Engage & Manage TP consultants;
- Prepare Feature Survey, TP drawings, Arborist Report, Landscape Plan, Rescode assessment and submission;
- Manage TP process through to Notice of Decision
⬇ Marketing Collateral
- Selection of fixture, fittings and finishes;
- Produce 3D colour images as required for TP & Marketing;
⬇ Working Drawings
- Engage and manage consultants for working drawings;
- Authority Servicing Advice;
- Detailed Building Specification for Builder Tender.
⬇ Construction Management
- Contract Administration & Supervise Construction;
- Manage cost, time and quality of construction;
- Direct all communication with council, authorities, builder, client.
